Centrally located in the Tuscany-Canterbury district of Baltimore near John Hopkins University, Baltimore Museum of Art, and other Baltimore landmarks resides the Hopkins House Apartments. Home to more than 500 people, this 40-year-old property needed some major renovations, and WPM Real Estate Management put fixing the pool deck surface high on their list. Familiar with their reputation for coming up with creative concrete solutions, WPM reached out to SUNDEK of Washington to learn about some potential solutions.
When SUNDEK came out to look at the 6,000-square-foot pool deck, they discovered that in addition to having multiple layers of failing coating—the pool deck was also sited on an elevated surface with a parking garage below. The surface had been leaking, causing water to drip on cars in the garage. WPM sought to stop the leaking and repair the surface, making it look new again.
Contact us for a free quoteAfter several discussions and meetings, SUNDEK suggested removing the layers of paint and coatings then applying SunLastic to protect the surface. They proposed using SunLastic WP50 first, which would provide a fluid, seamless monolithic water membrane that waterproofs the surface. Second, they’d apply EPC35 on top as a secondary water-resistant coating, customized with SUNDEK's SunSplash surface design, providing a skid-resistant surface with protection from the elements.
WPM approved the solution and then collaborated with John Switts, sales consultant at SUNDEK of Washington, to come up with a pattern for the surface. They wanted a design that would not only look great at ground level, but would also be an impressive sight when residents look down at it from their balconies—the highest at 18 stories. Switts and WPM agreed on the final design: a simple yet elegant free-form banding pattern that incorporates three colors: Slate Blue, Bone White, and Peking Blue.
When the project commenced, SUNDEK crews began removing the existing layers of coatings, which revealed an unexpected surprise: the original pool deck concrete had been overlayed with a cement mortar in several large areas. The mortar ranged from a half inch thick to 2 inches thick in places and had delaminated over time, so it had to be completely removed. After getting rid of those layers, crews had to install corrective materials to re-establish the surface height and even everything out.
From there, the SunLastic products were installed and customized in the requested design. When everything was complete, the client was thrilled with the result. In addition to resolving the leak and reinforcing the surface to prevent future leaking, SUNDEK of Washington was able to leave the Hopkins House Apartments with a pool deck surface that looks gorgeous whether you’re standing on it or looking at it from 18 stories above.
